An aging mobile home park near the east city limits of Rockdale has received a name change and a major upgrade.
County Judge Steve Young said the former Sherwood Forest facility, which stretches from East Cameron Avenue to Belton Avenue just east of the US 77/ US 79 interchange was purchased last year by Sam Hales of The Saratoga Group which has made a number of improvements.
“There has been a tremendous amount of improvements,” Young said.
PAVING—Those include paved roads and concrete parking pads for each home.
“Many of the older, deteriorated homes have been removed and many others are in the process of being demolished,” Young said.
And that’s just the beginning.
Developer Hales said The Saratoga Group has ordered 30 street lamps.
“These are industrial lamps, but they are also solar-powered with LED arrays. They are motion-sensing and will really light up the community without using any additional electricity,” Hales said.
Young said there are plans to develop a park within the facility.
Hales said the park will include a soccer field, children’s park and barbecue pavilion.
Additional projects include a complete overhaul of the existing office and new high-end signage at the front and back entrances.
There will also be security gates for the entrances.
“Our marketing shows there is a very strong demand for nice/affordable housing in Rockdale,” Hales said. “We believe we will pull in a significant amount of residents who would otherwise be moving to Thorndale, or even Taylor,” he said.
“Our value proposition is compelling,” he said. “We are excited about turning this community around.”
Paving contractor for the mobile home park project was Werner Asphalt.
MORE COMING—“Overall, the park looks clean and neat and is very impressive,” Young said. “This is a real asset for the community.”
Young said the group has purchased a second park on the edge of town with plans to renovate it, also.
