With substantial increases in pipeline and oil play during the past year, tax appraisal figures went up for every Milam County entity.
The annual appraisal numbers were released during the weekend by Dyann White, chief appraiser for the Milam Appraisal District (AD) and they show across the board increases.
Milam County certified values went up 13.71 percent, from $1,382,482,332 in 2019 to $1,572,037,969 this year .
While most values stayed “flat” during the past year, that definitely was not the case for oil/gas and pipelines.
Pipeline activity in the county during the past year went from $6,361,750 to $25,959,393, a 308-percent increase.
Oil and gas, especially in the southeastern part of the county, increased by 118.96 percent, going from $77,612,075 to $169,941,471.
That helped boost the Gause ISD values from $127,219789 to $193,263,617, an increase of 51.91 percent.
ROCKDALE—There were increases for both the City of Rockdale and Rockdale ISD.
Rockdale ISD’s values went from $413,257,687 to $467,615,672, a 13.15-percent increase.
City of Rockdale values increased 10.31 percent, from $224,935,089 to $248,124,956.
(All Milam ISD’s grant some kind of tax freezes. Only Cameron does among Milam cities).
‘FLAT’—White said most valued “stayed the same” except for properties that were improved in some way, along with oil and gas.
“Values were flat or increasing only slightly above our 2019 appraisals at the end of 2019 and beginning of 2020,” she said.
White said for most properties this meant the 2020 values stayed the same as in 2019.
“The exception is land and homes in the Thorndale area,” White said. “Properties there are continuing to sell quickly, and at higher values.”
White said since the COVID-19 Pandemic began, the appraisal district hasn’t seen a reduction in sale prices reported to the AD, or the number of properties being sold.
“So far, the pandemic does not appear to be having a negative effect on our local real estate market. It’s contrary to what one might expect, but the data is pretty clear,” she said.
White said the district will continue to monitor sales prices in relation to the pandemic for 2021 value.”
MORE FIGURES— In addition to the Milam County school districts, the AD also listed figures for school districts headquartered in other counties whose jurisdiction also includes property in Milam.
Those are the Bartlett, Holland, Lexington, Rogers and Rosebud-Lott ISDs.
Figures were also listed for two other entities, the Donahoe and Elm Creek Watersheds.
PROTESTS—White said the figures released to area taxing units are complete “with the exception of a few protests pending.”
She said a total of 1,600 protests were filed by taxpayers, representing 5.7 percent of the appraisal roll.
“This is the exact same number as in 2019,” White said.
